The community’s pricing stretches from historic lot sales in the low five figures to waterfront closings above $1.5 million, but the identity is consistent throughout: private space, custom construction, and close ties to the water.

Community Highlights

Most of Edgewater’s built homes date to the community’s first major wave from 2005 through 2007, with newer construction extending into 2022 and 2025. Homes in the neighborhood average just under four bedrooms and more than three baths, and remarks repeatedly emphasize custom layouts, main-level primary suites, bonus rooms, granite kitchens, hardwood floors, and generous garage space. Exteriors are mixed rather than uniform, with brick appearing often alongside stone accents and stucco.

Barbrick Street is the clearest premium stretch. Closed home sales there averaged about 8 percent above the neighborhood’s overall improved-home average, helped by larger lots, stronger water orientation, and several direct waterfront addresses. Edgewater’s top-end sales center on private dock setups, boat lifts, deep-water coves, screened porches, outdoor kitchens, and lower-level guest or entertainment spaces. Even away from the shoreline, listings lean hard into seasonal lake views, covered porches, privacy walls, mature landscaping, and one-level or mostly main-level living.
