Regency Lake Village is one of the Brawley School Road area's more flexible lake-access neighborhoods, combining Lake Norman shoreline addresses with frontage on smaller Regency Lake. The result is a community where covered docks, floating slips, water views, and a neighborhood boat ramp shape the day-to-day feel more than a formal amenity package. Lots typically run about half an acre, and the housing mix spans modest older cottages, early-2000s lake-access homes, and newer custom waterfront construction.

Waterfront property is central here. Nearly four out of five recorded listings have some form of waterfront or water adjacency, and many descriptions focus on deep-water coves, private piers, covered docks, boat lifts, or direct frontage on Regency Lake. Hazelton Loop carries much of the premium shoreline inventory, including newer custom homes and several of the neighborhood's strongest dock setups.
