Many homes also add fenced yards, pergolas, screened porches, or wooded rear buffers. Exterior descriptions read as mixed rather than uniform, with siding, stone accents, and occasional brick references instead of one dominant facade material.

Amenities & Setting

Atwater Landing’s strongest identity comes from its amenity core and its connection to the water. Community marketing consistently centers on Lake Norman access, a kayak and paddleboard launch area, the neighborhood pool, clubhouse, fitness center, playgrounds, pocket parks, bocce court, and more than three miles of paved walking trails. A smaller waterfront section adds direct shoreline lots, seasonal water views, and occasional private-dock homes at the top of the price range.

That premium is most visible on Shumard Oak Lane, where recent closed sales averaged just over $1.0 million, roughly 103 percent above the community’s overall average price. Typical homesites are compact by suburban standards at about 0.19 acre on average, but larger lots, cul-de-sac positions, wooded edges, and water-facing placements create the neighborhood’s most desirable settings.
