Hiawassee is a Lake Hartwell neighborhood where the shoreline is the main attraction and oversized homesites are part of the identity. Even away from the water, the neighborhood reads as low-density and spacious, with homesites ranging from about 0.38 to 3.01 acres and averaging roughly 1.47 acres.

The built housing stock is overwhelmingly detached single-family homes, with a smaller group of interior and waterfront lots showing that a few homesites still trade separately. Most homes date from 1985 through 2009, with a 2024 build showing that occasional infill construction still happens. Hiawassee does not present as a clubhouse-driven subdivision. Its lifestyle revolves around private property features instead: docks, lake views, covered and screened outdoor rooms, wraparound or oversized decks, and concrete or paved paths down to the shoreline. Basements are common and usually extend the living space with recreation rooms, secondary kitchens, storage, or golf-cart access, while garages appear in most sales and are often supplemented by detached workshops or extra bays.

Interior finishes lean practical and substantial rather than formal. Granite counters, hardwood floors, fireplaces, vaulted or high ceilings, and open kitchen-to-living layouts recur throughout the neighborhood. Exterior materials are mixed rather than uniform, with brick, stone, Hardie-style siding, and cedar-shake accents all appearing in the community. Listings also repeatedly note no HOA fees, which reinforces the neighborhood's more independent, acreage-oriented character. Among streets with multiple closed sales, Stelling Drive has carried the strongest pricing.
