Waterside Drive has produced the neighborhood’s highest recent sales, running roughly 24 percent above Avendell’s recent closed-sale average.

The clubhouse, community pool, and lazy river give Avendell a clear recreational center rather than a simple neighborhood pool. That amenity mix is reinforced by private outdoor upgrades such as screened porches, sunrooms, irrigation, and built-in entertaining areas. Basements are uncommon and waterfront homes are not part of the community profile, but yard size and wooded edges create more flexibility for outdoor living than many newer subdivisions offer.
