Lake Norman is the defining feature here. Across recent sales, waterfront property, lake-access lots, deeded access, docks, boat lifts, and water views show up again and again, especially along Executive Circle and Dick Wilson Road. Waterfront homes reached as high as $735,000, while interior homes and lots kept pricing far below that ceiling, creating a broad range from $12,500 land sales to updated lake-oriented homes above $300,000. Waterfront addresses also command a clear premium, with recent lakefront sales averaging materially above non-waterfront property in the neighborhood.
