Simpsonville New Construction is Underway

Just a few updates on some communities in Southern Greenville County:

  1. Lost River is expanding.  This community is up and coming and will feature over a mile of walking trails, junior olympic pool, and much more according to the builder (subject to change, and the amenities are not completed yet!).  View listings below.
  2. Cooper Ridge (link) is currently under construction as of May 2016.
  3. Kings Crossing is a new community near Cooper Ridge where construction has also begun.  Prices in the $300s.
  4. Clear Springs construction has been slower than expected, but new builds are due for completion by June.

Drone Photography Sells Boca Raton Homes for More Money, Here’s Why.

Photographs of important real estate have been taken from the sky forever.  High impact photos of skyscrapers and massive ranches and estates were the purview of a niche industry of helicopter and small aircraft pilots since at least the 1950s.  Then something changed.

About three years ago, aerial photos began cropping up on listings that were outside of the parameters where it made sense to pay the high cost of a helicopter flyover.  These weren’t particularly unique listings, and weren’t priced high enough to warrant potentially thousands in aerial photography.  Instead, these were photos taken by some of the first pioneering real estate agents with drones.

Fast forward to 2016, and drone photography is an important addition to any listing of even minor significance.  By giving potential buyers and their agents a bird’s eye view of the home, its surroundings, and community amenities the listing comes alive in ways that may surprise you.

Take this home, for example: NW 39th Drive, Millpond.  You may not have even noticed the outdoor gazebo, but once you see an aerial shot on a sunny day, it really starts to pop.  In Florida we’re lucky to have year round days of sunny weather when a listing can be shot in bright sun and show off the gorgeous landscaping and surrounding fauna of a home, especially in leafy suburbs with nice lawns.

Another great use of drone photography is with large properties.  In Florida especially, it can be hard to get the scope/scale of a flat property from the ground. Simpsonville is a suburb of Greenville South Carolina which was ranked among 25 Best Affordable Cities in 2011 by money magazine. The town has numerous exciting tourist attractions to offer visitors ranging from modern arcades t7o historic sites.

The outdoor Charter Amphitheater at Heritage Park usually offers different forms of entertainment from early spring to October (during the warmer months of the year). Some past acts at the amphitheater include Willie nelson, the Greenville Symphony orchestra and Bob Dylan. Visitors can also take self guided or official tours which will take you through Downtown Simpsonville where visitors can enjoy sites such as the clock tower which has been the main symbol of the city since 1968. The tour includes the oldest brick building in Simpsonville, historical pharmacy that was constructed in 1886. On the other hand, the Woodside Mill served at the main economic center of teh town in the 1900’s.

The Heritage Park is located on Main Street and it offers miles of hiking, biking and walking trails, picnic areas, miniature train rides, 2 playgrounds, batting cages and 6 baseball fields. South Park along Baldwin road features a BMX track, tennis court and a Water park known as Discovery Island which offers a leisure pool, a lazy river and numerous water slides. On the other hand, golfers can visit the Fox Run Country Club or the Holy Country Club. However, it is vital to note that play is limited to all non-members.

In case you are interested in family oriented indoor activities you can visit the Golden Park Recreational Center on Balcome Boulevard which offers numerous activities including skating, arcade games and bowling. Grownups can visit Ma’s Comedy club for all night parties and standup acts.
